WESTERN WASHINGTON and specifically (King County) is in the midst of a housing crisis. But the affordable housing crisis isn't just hitting Seattle. It's spreading to outlying areas, where fewer and fewer people can now afford. This is largely the result of lopsided supply and demand. According to recent real estate reports, housing markets across King County are still suffering from a lack of inventory. There are plenty of buyers entering the market, but not enough properties to go around. Last year King County prices soared over 11% on average with some areas nearing 30% appreciation in just 1 year.

KIRKLAND, Washington (Jan. 6, 2015) - Real estate brokers around Western Washington reported a strong finish to 2014. December's sales outpaced the same month a year ago by double digits, according to new figures from Northwest Multiple Listing Service.

"December was one of the best Decembers on record," observed J. Lennox Scott, chairman and CEO of John L. Scott Real Estate upon reviewing the latest statistics from the listing service.

MLS members reported modest year-over-year price gains (about 5.5 percent) for homes and condominiums that sold last month compared to 12 months ago. There are currently 524 active residential homes for sale in Bellevue, with an average price of $967,875; up from our last report.  These numbers reflect an increase in housing inventory from the last report , but a continued uptick in pricing.  In addition, there are now only 64 short sales in Bellevue, at an average price of $524,336, another uptick in pricing, along with now only 9 bank owned homes, at an average price of $601,528.  It appears the market is now shifting towards a sellers market, as days on market continue to shift down and prices continue to edge higher.  These are positive signs that Bellevue's housing market is strong.

There are currently 257 active residential condos for sale in Bellevue, with an average price of $412,074.

Around the House

Wash windows inside and out & wipe down the sills. Remember to clean the window screens!

Dust or wash window treatments    

Dust those hard to reach surfaces, ceiling fans, above kitchen cabinets and baseboards and doorways.

Wash out trash cans.

Move furniture away from walls and clean underneath. 

Consider having your carpets professionally cleaned, steam clean tile grout or wax wood floors.

Clean upholstered furniture. Vacuum pillows, as well as underneath the cushions. Look for stains and clean according to the care label.

Have your furnace checked & ducts cleaned/replace
